My Nallakunta Flat Tour

I, SDP Sharma (Mobile 8452911858) intend to sell my flat – Door No 2-2-1137/8/6/2/S-1 at Sai Saketa Apartments, Behind Bank of Baroda on Shivam Road, Hyderabad ( Google location – 17.395595,78.509721).

I took the flat with Bank Loan (NABARD, my employer) in 1995. It is a well maintained flat with regular whitewashing and timely repairs. I’m the first owner and now intend to sell the flat as I’m relocating elsewhere.

Area of the flat 886Sq. ft + car parking 120 sq.ft (approx) in stilt = 1006 sq. ft

Undivided share of land for the flat is 40 sq yards or 38 sq. mts. Present market rate of land itself is Rs 1 lakh per sq yard in the area. In other words the land cost of the flat itself is Rs 40 Lakhs

Quoted Price of the flat is also Rs. 40 Lakhs including car-parking. In other words the flat is for free if land cost is paid!

The flat is BRS regularised by File No 11541/BRS/HO/98, Building Regularisation No. 284/C3/2000 dated 3/3/2000. On regularisation the official flat area is 886 sq.ft. If common areas like staircase, setback around the building etc are included the total area would be more by atleast 75-100 sq. ft, which is usual practice when builders build and sell.

This building has Stilt + 3 floors and my flat is on 3rd floor. There is no lift.

There are only 10 flats and present maintenance charges are Rs 900 per month.

The main door to the flat is facing North, the flat is having ventilation from East, South and West. It is a corner and well ventilated flat.

This flat has a Hall + Two Bedrooms + Two Bathrooms + Store Room + Utility space + Balcony + Sit-out + Car Parking.

Except for core walls and doors entire flat has been renovated. Recent renovations undertaken with Rs 5 lakhs.

Electrical – Entire 3 phase electrical wiring redone with Finolex wires. All Plugs, Switches, Boards, MCBs replaced with Anchor Brand items. AC Provision for both bedrooms, Oven, Rice Cooker, Mixie points, One Geyser provided, Fans provided, Optional Geyser point, Provision for Washing Machine, AC wiring done for both bedrooms and Inverter provision with fan & light points in all rooms

Plumbing – Entire old GI water pipes replaced with new PVC pipes for better flow of water, All taps replaced, Washbasin and Toilet commode replaced with new ones and Washing Machine provision given

Water Tanks – Internal Sintex Water Storage Space more than 1200 Lts, – no need to store water in Buckets and Drums. There is no borewell thus only municipal water is supplied everyday from 9 pm to 9.45 pm which fills the internal Sintex tanks

Painting – All internal walls with putty finish. All internal, external doors painted with Asian Paints

Flooring and Tiles – All Tiles in Bathrooms, Balcony, Kitchen and Utility replaced. Entire flooring newly done with vitrified tiles

Balcony – Protective wired mesh for small children and to stop pigeon menace. It has adequate provision to dry clothes

Greenery – Surrounded by trees on East

Ventilation – Well ventilated from East, South and West

Access to terrace – Easy Access to dry clothes, pickles etc.

Brokers are not entertained by me and no brokerage would be paid by me. Registration formalities and expenses are to be borne by the buyer only.

All monies would be received through bank transfers only in white. Wouldn’t entertain any other mode.

1. Land Registration deed.
2. Flat possession letter from Builder
3. Parking Allotment letter from Builder
4. Latest Municipal Taxes and Electricity Charges paid
5. Bank Loan Repayment letter issued by Bank (NABARD).
